Steel framed superstructure for main building on ground beams cantilevered off pad foundations set into site to avoid close proximity of party walls on all sides on a tight site. Low structural zones to achieve required ceiling heights resulted in a composite steel/concrete frame with multiple transfers at each level to accommodate internal layouts. Separate townhouses designed as traditional masonry then developed with contractor into SIPs scheme for speed of erection and off-site quality control.
